A brand-new luxury home in Shaughnessy has been listed for $19.8 million — $15.6 million more than the developer paid for the original $4.08 million house and property in December 2013.

The stunning 2017-built house was Vancouver’s highest-priced new listing during the week of October 2 to 8, an analysis of MLS® data reveals.

The six-bedroom, eight-bathroom, Tudor-style mansion in Vancouver’s most prestigious neighbourhood has a sublime classic-contemporary interior, and the huge windows and deck offer fabulous views of the North Shore Mountains and English Bay. The garden level boasts a massive games room with bar, separate media room, yoga/exercise room, sauna and steam rooms, and a wine room.

Vancouver’s most expensive attached home to be listed the same week was a 1985-built, 3,142-square-foot, light-flooded half-duplex in Fairview with contemporary interiors, on the market for $4,898,000. Just shy of that figure at $4,498,000, and topping the priciest new condo listings chart that week, was an unbelievable penthouse, also in Fairview, with extensive, landscaped, wraparound terraces boasting panoramic city and mountain views.

The homes were listed during at week that saw perked-up home sales in Vancouver, following a wobbly previous week. Detached home sales across the city (registered by October 19) jumped up again to 41 units, from 29 the week before, and condos rose to 132 unit sales the same week. Only the smaller market of townhomes, half-duplexes and other attached houses declined week over week, to 11 transactions.

Detached sale prices also jumped back up week over week, with a median of $2,375,000 among those 41 properties. The priciest home to sell between October 2 and 8, registered by October 19, was another Tudor-style Shaughnessy mansion — although this one offers true heritage and was built in 1912. The well-known, historic “John Hendry House” — a magnificent, 12,000-plus-square-foot mansion with elegant updated interiors and beautiful outdoor terraces and pool — was snapped up October 4 for $16.16 million after 15 days listed.

Even though condo sales saw 30 more transactions than the previous week, the median selling price was slightly lower, at $745,500. The most-expensive attached home sale of the week, registered by October 19, was a Coal Harbour/West End two-level penthouse on Alberni Street, with more than 3,000 square feet of living space and soaring double-height ceilings in the living area. It sold for $4,388,000 after just eight days on the market — a little below its $4.88 million price tag.
