Map: Here are the cheapest neighbourhoods for rent in Metro Vancouver this August

Your guide to the Lower Mainland's cheapest rent.

Canada's most expensive rental market isn't exactly the average tenant's dream, but some neighbourhoods offer a reprieve from sky-high rates.

The price for a newly listed, unfurnished, one-bedroom rental unit has decreased by $26 from $2,232 in July to $2,206, according to liv.rent's August rent report. 

However, the rate for the same units in West Vancouver, Canada's most expensive city for rentals, costs an average of $2,648, a staggering $442 more than the regional average. 

Average rental prices are also steep in Metro Vancouver's other priciest cities, including North Vancouver, Vancouver, and Richmond. However, the city of Vancouver has a few more affordable areas. 

Take a look at some neighbourhoods with more affordable options across the Lower Mainland. 

Metro Vancouver areas with more affordable rental prices

Surrey's Newton area remains the cheapest neighbourhood to rent in the Lower Mainland for the second consecutive month. This August, prospective tenants face average rates of $1,493 for newly listed, unfurnished one-bedroom units. 

There are several other affordable options for rental hunters in Surrey this month. In the Fleetwood area, the same units rent for an average of $1,659, while Guildford rents average $1,785. 

Surrey City Centre rents also averaged under $2,000 this August, with rates at $1,824. South Surrey's rates averaged only slightly higher at $2,031. 

Folks looking to rent in White Rock, adjacent to Surrey, can also enjoy more affordable rates, with rents averaging $1,881. 

Abbotsford's rental rates for newly listed one-bedroom units are nearly as affordable as the Newton area, averaging $1,558. 

Langley has a couple of neighbourhoods with rates averaging under $2,000. Willowbrook's rents average $1,843, and Willoughby's average $1,991. 

New Westminster's rents also averaged under $2,000 this month, at $1,997.  

Folks looking for cheaper rent in Burnaby won't find neighbourhoods with options averaging under $2,000. However, rents average only slightly more in three areas, including SFU/Burnaby Heights ($2,006), South Slope ($2,010), and Central Burnaby ($2,069). 

In Vancouver, Marpole had the cheapest rates this month, with rents in the neighbourhood averaging $2,042, followed by Hastings-Sunrise at $2,048. Renfrew-Collingwood also had more relatively affordable rental rates averaging $2,094.
