Metro Vancouver has several cheap neighbourhoods for renter-hopefuls facing the country's priciest rental market.
All five of Canada's priciest cities are located in Metro Vancouver, with its most expensive, West Vancouver, seeing rents in new listings averaging $2,598 this month.
The price for a newly-listed unfurnished, one-bedroom rental unit decreased by $52 from $2,275 to $2,223 this month, according to the June 2025 report from liv.rent.
Apartments are the most common rental property in the region this month, representing 73.62 per cent of active listings.
Do some Metro Vancouver areas have more affordable rental prices?
The Fraser Valley continues to offer more affordable rents than in Metro Vancouver, with prices for newly-listed, one-bedroom rentals averaging $1,529, down from $1,575 in May.
Surrey continues to offer the most neighbourhoods with rents under $2,000, with South Surrey prices averaging $1,903, Newton's averaging $1,911, Surrey City Centre's averaging $1,922, and Guildford's averaging $1,937.
Fleetwood's rents averaged just over $2,000, sitting at $2,025 this month. White Rock's rents averaged significantly higher at $2,154 a month for new listings.
Langley also offers rent for under $2,000, with Willoughby's rents averaging $1,753 and Willowbrook's averaging $1,839.
Folks looking for another neighbourhood under the $2,000 mark will only find it in Vancouver's Dunbar-Arbutus area, with prices averaging $1,956 for one-bedrooms hitting the rental market in June.
Two neighbourhoods in Vancouver climbed just over $2,000, including Sunset-Victoria Fraserview at $2,043 and Kilarney at $2,091.
Renters looking for cheaper options in other Metro Vancouver cities won't find any under $2,000. However, Burnaby's SFU/Burnaby Heights area averaged $2,027, while Richmond's Steveston neighbourhood averaged $2,026.
