Photos: Tiny cabin on island near Vancouver selling for $177,000

Another cabin nearby is on the market for under $500,000.

Two Gulf Island properties just 40 km away from Vancouver are on the real estate market right now, and neither are listed for more than $500,000.

One is a tiny cabin in the woods of Ruxton Island selling for just $177,000.

The small one-room cabin has space for a bed in the loft. At ground level, there's a wood stove, a work bench, and not much more. A permanent outhouse has been built beside the cabin.

The property is 1.4 acres, mostly covered in dense West Coast forest.

Ruxton Island is about 40 km southwest of Vancouver, beside Valdes Island and De Courcy Island. While it has a year-round population, there are no regular ferries to the island. Most of the properties have seasonal cabins.

A second, more robust house is also for sale on the island; it's listed for $449,000.

The two-storey house has three bedrooms and a washroom, along with a kitchen and living space. There are also several decks and an outdoor shower.

The house is located on a bluff above the ocean, offering views of the water and nearby islands.
