Celebrating Indigenous People and cultures, Ch’ich’iyúy is welcoming to all.

Ch’ich’iyúy is a real estate development like no other in the city.

Located at 401 Jackson Avenue, the non-profit, Indigenous-owned, community housing development will be the first of its kind in the country. The 13-storey building in the vibrant Strathcona neighbourhood intends to make urban homeownership more accessible to Vancouverites.

“In a market that has priced so many people out of ownership, we’re re-thinking the model to bring ownership within reach of renters and doing so in a way that is so much more than just housing,” says Dr. Dave Baspaly, board member of Aboriginal Land Trust.

Now available for pre-sale, Ch’ich’iyúy features brand new studio, loft, 1- and 2-bedroom homes that are beautifully designed, bright and fully-equipped.

All units feature built-in energy-efficient kitchen appliances, including a fridge, wall oven, induction cooktop, microwave, and dishwasher, along with stacked washer and dryer in-suite. The 3-piece modern bathrooms feature a porcelain vanity sink with a single-lever faucet, a bathtub and shower, and space-saving wall-mount toilets. As well, all 1- and 2- bedroom homes will feature a private deck, with studios offering Juliet balconies.

Ch’ich’iyúy brings Vancouver homeownership within reach of those currently priced out of the real estate market by offering long-term savings and a chance to build equity as a buyer. Future owners can expect:

  • A flexible, below market down-payment schedule
  • Monthly payments that are capped based on 30% of one’s gross monthly household income (to meet the federal government’s definition of housing affordability)
  • No risk of strata special assessments for major building repairs costs

Offering a welcoming and inclusive atmosphere that celebrates Indigenous cultures and is open to all people, the development is rooted in the Indigenous community.

The project is developed, owned and managed by Aboriginal Land Trust, a subsidiary of Lu'ma Native Housing Society, a B.C.-based, Indigenous-owned non-profit society that has been providing homes to people in Vancouver for over 40 years.

Ch’ich’iyúy is named for Ch’ich’iyúy Elxwíkn (Chay-chay-yoy Ull-x-wake-un), the mountain peaks on the North Shore that watch over the traditional territory of the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh (Squamish), and səl̓ilwətaɁɬ (Tsleil-Waututh) Peoples.

To add cultural connection through Indigenous artwork, a large-scale art piece will prominently feature on the exterior of the building. Additional art and interpretive graphics will be commissioned by local Indigenous artists and incorporated throughout the building.

Property amenities will include multiple community gathering spaces inspired by Indigenous culture and traditions, including a Coast Salish longhouse that can accommodate 70 people, a Sky Garden overlooking the mountains with a community BBQ and outdoor play area for children, an urban forest area with plant species native to the Pacific Northwest and Squamish Estuary, and raised garden beds.

Ch’ich’iyúy’s central location in Strathcona offers convenient access to a variety of restaurants, cafés, shops, schools, community centres, and parks, along with public transit, bike routes, and 1 and 2-way car share options.
